How Often Should you Test Your Emergency Lighting?

You should schedule a full test of your emergency lighting at least once every year. If your system is supposed to give you three full hours of light when the mains power goes off, the test has to last for at least three hours.

Monthly Emergency Lighting Testing

It is also good practice to carry out a short function test monthly.

The duration of this test should be sufficient to ensure that the emergency light operates correctly, whilst minimising any wear to the system components.

Why should I test the Emergency Lighting?

Building landlords, occupiers & employers are obliged by law, under the Regulatory Reform (Fire Safety) Order, to ensure emergency routes & exits requiring illumination, be provided with Emergency Lighting of adequate intensity, in the case of failure of their normal lighting.

The ‘Responsible Person’ concerned must test Emergency Lighting systems regularly & record the results. He or she may be asked to prove, possibly in a court of law, that the required duty of care has been met.

What is Emergency Lighting?

Dry Rising Mains are intended for use by the Fire Brigade; they facilitate the rapid deployment of water to help fight and prevent the spread of fire in a building. Dry Risers are uncharged mains, often fitted into staircase enclosures or other suitable positions, with outlet valves on each floor & inlets fitted at ground floor level to enable the Fire Brigade to connect to the water supply.

Dry Riser maintenance ensures correct operation in the event of an emergency. Since 1989, it has been the responsibility of the owner or occupier of a building to ensure Dry Riser systems are in optimum working order. Dry Riser Maintenance system tests are designed to simulate the conditions & stresses that would be required should the Fire Brigade make similar connection.

Dry Riser Testing is Required Every Six Months

Regular Dry Riser Testing is essential to ensure the equipment is consistently in good working order. Servicing & Maintenance of the equipment should also be carried out at this time.  The Fire brigade may rely on Dry Risers in their fight against fire; the importance of a working Dry Riser can never be underestimated.  Vital minutes may be wasted, resulting in damage to property & placing your team, customers & / or tenants in danger.

Maintenance ensures the system will transfer water, at sufficient flow rate, without leaks or pressure loss. In addition to the static pressure test, the Dry Riser system requires testing & operation of all inlets, landing valves, drain valves, door hinges & locking arrangements.

Fire Queen Limited has experience in the Maintenance & Testing of all configurations of Dry Riser systems & in many different designs of buildings & applications. A purpose built test rig is used which enables the maintenance team to access the system with minimum of inconvenience to the building occupiers. Our vehicles also carry a self contained water supply & pumping facilities, enabling the static pressure test to be carried out from the outside of a building in a fraction of the time it would take to simulate the test using hand pumps & a local water supply. This procedure also minimises any risk to health & safety, which may be caused by the running of hoses through the inside of a building.

How often should a dry riser be tested?

BS9990: 2015 requires dry risers to be tested under pressure annually with a visual inspection every six months.

Major Service

  • Inspect all parts of the system for compliance with BS9990: 2015
  • Fully open & close each landing valve and grease mechanical workings
  • Replace any worn or missing parts including washers, straps, padlocks, gaskets etc.
  • Charge the system with water & pressurise
  • Monitor for a period of no less than 15 minutes
  • Drain all water from the system & replace seals, caps & plugs
  • Provide a detailed test report & certificate

Minor Service

  • All of the above without, the pressure test

Why should you test your Dry Riser System?

The person responsible for a building or site is legally required to maintain all fire fighting equipment, including Dry Risers. British Standards codes of practice state inlets, landing valves, drain valves & landing valve boxes should be inspected every six months & that wet tests be carried out annually, when the riser can be checked for leaks.

Criminals & vandals can target buildings, removing vital components or damaging parts of dry riser systems; potentially a life threatening in the event of fire.

Systems which are not maintained are at risk of failing if placed under pressure.

The Regulatory Reform (Fire Safety) Order 2005 came into effect in October 2006 & covers, amongst other things, the need for Fire Risk Assessments. This Order replaced or combined over 100 previous pieces of legislation which dealt with Fire Safety & Fire Risk Assessments.

The law relating to Fire Risk Assessments applies to all non domestic premises & it places a duty of care on either or any combination of the Employer, the Occupier or the Owner as the Responsible Person. Furthermore, it places on the “Responsible Person” a duty to carry out a Fire Risk Assessment of that premises. The risk of Fire from the operations which are carried out in the premises & the people who work in the premises must be assessed & managed as part of the assessment.

Although best practice for Fire Risk Assessments states that it would be better if the Competent Person is an employee, this legislation recognises the fact many small & medium sized businesses do not have the resources to commit an employee full time to this position. Provision is therefore made for the appointment of third party assistance to complete the Fire Risk Assessment. Fire Queen Limited can fulfill this need.

Fire Safety Training

Fire Safety Training provides instruction on the correct action to take when a Fire Alarm is sounded, or when a Fire is discovered. The courses we offer also provide “hands on” use of the various different Fire Extinguishers used for certain situations and knowledge of fire prevention procedures in the workplace. Fire Safety Training is not only vital, but is also a legal requirement under the Fire Safety Order 1995.

Fire Queen Fire Safety Training courses are flexible & are designed to reflect the specific needs of the client. The degree of Fire Safety training required very much depends on the nature of your business, the layout of your building & the number of people working in the building. The level of training you require should be established by a Fire Safety Risk Assessment, but we are always happy to advise.

User Tutorial

This is the most basic level of Fire Safety Training. For clients, this can be conducted by our Service Technician during a scheduled maintenance visit. Available staff are shown the locations of their Fire Extinguishers & the different types of Fire Extinguisher in their workplace. Our Service Technician will show the staff how to operate the Fire Extinguishers & explain what types of Fires they are suitable for.

Course duration: The tutorial should take no longer than 15 minutes.

Basic Fire Extinguisher Training

This ‘classroom’ based course looks at Fire, how it spreads & the actions to take if you discover one or hear the Fire Alarm. The different types of Fire Extinguishers are explained in depth & each delegate gets to extinguish a live fire using Fire Extinguishers provided by us. The course is accompanied by a short film & trainee’s finish by completing a short test to make sure all the information has been retained.

Course duration: Approximately 1.5 hours.

Fire Warden Training

Many businesses require Fire Wardens as part of their Fire Safety contingencies. Fire Wardens require additional Fire Safety Training & knowledge to perform their role effectively.

This course covers all elements included in the Basic Fire Extinguisher course, but goes on to explain in detail the Roll of the Fire Warden including Fire Prevention, Hazard spotting, Weekly checks, Completing the Fire Log Book, Reporting & the Action to take in the event of an Evacuation.

Course duration: Approximately 2 hours.

This course is suitable for those who are responsible for overseeing Fire Safety in their workplace & designated Fire Wardens.

Assessment & Certification.

Both courses are concluded with a short written test & all delegates will receive a Certificate of Attendance.
